It is important to note that it is the norm for the Houston metro housing market to have a spike in the median list price and median home sale price during the summer months. This is due to more established families entering into transactions while the school session is out. The more established families tend to have larger incomes and assets leading to their purchasing higher priced homes.

The chart above is a 12 month moving average of the average days on market for Sugarland active listings. This chart updates every seven days in real-time. The statistical data in the above chart should be used as an indicator of the trend in days on market for Sugarland, rather than an indicator of the actual average time it takes to sell a home in the Sugarland housing market. This is because the graph above does not utilize sold data, and so the Sugarland days on market are skewed by overpriced homes and real estate listings of unmotivated sellers.

The chart above is one year market snapshot of an index developed by Altos Research used to determine whether it is a buyer’s market or seller’s market. A value of 20 or more in the Houston area would be considered a seller’s market, which is defined as a market where sellers have an advantage in contract negotiations. Anything less than 20 represents a market in which buyer’s have the upper hand in negotiating price and contract terms.
